Residential and commercial property managers

The CRM for property management companies.

GuardenerAI for property management is a CRM for managing owners, tenants, properties and maintenance requests in one system. You model properties, units and leases with custom objects, log maintenance requests as cases, send lease agreements for e-signature and invoice owners and tenants from the same records. It is for small and mid-sized property management companies that have outgrown spreadsheets.

A portfolio is a web of relationships: owners who want updates, tenants who want repairs, contractors who want paying. When each lives in a different inbox, nothing is ever quite up to date. GuardenerAI puts the property, the people and the paperwork in one place.

What this usually looks like today.

What changes

One system, doing the work with you.

Every property with its people attached

Custom objects for properties, units and leases link to the owner company and the tenant person, so anyone on the team can see who is where.

Maintenance requests that get closed

Log each request as a case with priority and origin, put it in a shared queue, and let whoever is on duty claim it. Nothing sits in someone’s texts.

Leases signed without the printer

Send the lease from the tenant’s record as an e-signature request, with a countersignature from your team and a sealed PDF filed back on the record.

Owners and tenants invoiced from one place

Raise invoices to owners or tenants, take card payments by Stripe link on the Max plan, and keep a double-entry ledger behind it once accounting is switched on.

How you set it up

Shaped around how property management actually work.

There is no one-click template for this industry, so you add these objects and fields yourself in Settings. It takes an afternoon, and nothing about it is fixed.

Tenant and owner data, handled with care.

Records live in your own isolated, encrypted space with an audit trail of every change, and roles keep owner financials away from people who do not need them.

FAQ

Questions from teams like yours.

Is there a property management template?
No. Properties, units and leases are custom objects you create in Settings in an afternoon, with the fields you actually use. The Real Estate template is built for sales listings, not tenancies.
Can tenants report repairs themselves?
Tenants can be given access to the customer portal, and you can send them forms to fill in there. Most teams also log requests that come in by phone or email as cases.
Does it collect rent automatically?
No. There are no recurring invoices or bank feeds. You raise rent invoices and record payments (with card payment links on the Max plan), and the ledger keeps the books.
Will I be told when a lease is about to end?
There are no automatic alerts on a date field. Apply a renewal action plan when the lease is signed, and the renewal call lands on the right person’s task list months ahead, with its due date worked out for them.
